What's the difference between a villa and a hotel or resort?

A villa here is a private, whole house — not a room or a floor inside a larger building. The house is for your group only, not shared with other guests the way a hotel or resort would be. Specifics like layout, amenities and house rules vary property to property, which is why every villa page states only what its owner has actually confirmed.

How does booking a villa work?

Add your check-in and check-out dates on a villa’s own page, or send them straight to our concierge, and the page works out an estimate for you. Choosing Text this inquiry or Email it opens your own messaging app with that inquiry already written — nothing is submitted to us directly from the page. From there, a real person on our concierge team confirms availability, the rate and the details with the villa’s owner and follows up with you directly. Submitting an inquiry does not hold a villa or a set of dates.

What does the estimate on a villa's page include?

Once you add dates, the reservation panel shows nights multiplied by that villa’s nightly rate, plus a cleaning fee where that specific villa lists one. That figure is an estimate only, shown so you have a starting number — the final quote is confirmed by our concierge, not generated by the page.

Why do some villas say "Rate on request"?

Not every owner has given us a nightly rate to publish. Where none exists, the page says Rate on request instead of showing a made-up figure. Send your dates through the desk and we will get the rate confirmed with the owner before you commit to anything.

Is there a minimum stay?

Minimum stays are not the same across every house — they vary by property and are confirmed by your concierge once you share your dates. We do not publish one blanket number here, because it would not be accurate for the whole collection.

What about deposits and cleaning fees?

Where a villa’s owner has given us a cleaning fee or a refundable damage deposit, it is shown on that villa’s own page as part of the estimate. Not every house has both on file — where one is missing, your concierge will confirm it with the owner before you book.

How many people can a villa sleep?

Each villa’s own page lists the sleeping capacity its owner has confirmed to us, shown as Sleeps alongside the bedroom and bathroom counts. Not every house has a confirmed number on file — where it is missing, the page marks it as not confirmed rather than guessing at a figure.

Can we host an event, celebration or shoot at a villa?

Possibly — house rules and event policies vary by property, so ask about your specific plans and we will tell you what that villa’s owner allows. Our occasion pages are a starting point for bachelorette, corporate retreat, family reunion and wedding party groups.

Are pets or smoking allowed?

Policies on pets and smoking are set by each villa’s owner and vary by property. We do not publish one blanket policy for the whole collection — ask your concierge about the specific house you are considering before you assume either way.

Should I stay in Miami or Fort Lauderdale?

How do you verify a villa's photos and details?

Every villa listed on this site carries the photographs its owner supplied to us, shown in the order they were given, along with whatever facts about the house the owner confirmed — bedroom and bathroom counts, sleeping capacity, nightly rate and fees where they exist. Where a detail has not been confirmed, the page marks it as such rather than guessing.
